Roofs are where high pressure does the most damage and where it is used most often. We soft wash every roof, whatever it is made of.
What your roof is made of changes the job
Concrete tiles cover most Australian housing built from the 1950s on. The tile is porous underneath a thin cement skin, and once high pressure has worn that skin away the surface drinks water and grows moss faster than before. These are the roofs where pressure does the most lasting harm.
Terracotta is glazed, harder, and much less hospitable to lichen, but it is brittle and cracks under a boot in the wrong place. Older unglazed terracotta behaves more like concrete.
Colorbond and Zincalume mostly need rinsing rather than treating. BlueScope’s own maintenance guidance is that Colorbond steel be washed with fresh water at least every six months, with particular attention to areas rain never reaches, and more often where there is marine salt spray. Close to the water at Bar Beach or Shoal Bay, that is not optional advice.
Fibro is a hard stop
If your roof or eaves are fibre cement from before the 1990s, high pressure water on it is prohibited rather than merely unwise, because it releases fibres. We identify it before starting and treat it accordingly. Anyone who quotes to pressure wash fibro should not be on your roof.
A clean is not a restoration
These are two different jobs with a large price difference between them, and the industry has a long habit of selling one while quoting the other. A clean kills growth and removes staining. A restoration strips, repoints and recoats. If your roof only needs the first, we will tell you.
We work to Safe Work Australia height requirements. Gutters are cleared as part of every roof job, because roof debris ends up there regardless.
